    Moisture:
    Moisture is consistently present on your roof. With this, moss and algae growth is inevitable. When moss begins to grow, it holds in the moisture on your roof accelerating its growth rate.

    Shade:
    The amount of sun each area of the roof gets will determine just how long the moisture is retained after the rain hits it. North facing roof top areas and/or heavily treed parts of the property will receive significantly more shade so these areas will require constant monitoring.

    Trees:
    Trees that are close to or overhang the roof provide shade and will allow moss spores to be easily transported to your roof.

    Debris:

    How much does roof cleaning cost?

    Most asphalt-shingle roofs fall in the $400–$900 range depending on square footage, pitch, and moss load. Cedar shake and tile are quoted separately because the cleaning method changes entirely.

    Will cleaning damage my shingles?

    Not when done with softwashing. High-pressure on asphalt shingles strips granules and voids most manufacturer warranties — we use a low-pressure chemical treatment that kills moss, algae, and lichen at the root without abrading the surface.

    How long does the treatment last?

    Moss takes 3–6 months to fully die and rinse away after a softwash; the surface stays clean 2–3 years before re-treatment is typically needed. Adding zinc strips at the ridge extends that meaningfully.

    Will the chemicals kill my plants?

    Not when applied properly. We pre-wet landscaping before any chemical application, use shielding and rinse-down on impacted plants, and dilute appropriately. We have cleaned thousands of roofs without landscape claims.

    Do you remove moss physically or just chemically?

    Both, depending on volume. Thick moss carpets get a gentle physical removal pass first (hand-brushing or low-pressure flush), then the chemical treatment to kill the spore reservoir. Light moss is chemical-only.
