    Will the crew respect my property?

    Yes, careful property care is standard. Our crews are trained to protect what surrounds the surfaces being soft washed: landscaping is pre-wet and rinsed, hardscape and decor are shielded, and the low-pressure method itself avoids the damage high-pressure washing can cause to plants and finishes.

    Are the chemicals safe for surrounding plants and pets?

    The biodegradable surfactants dilute safely with rinse water at the volumes used. Crews pre-wet landscaping before applying product and post-rinse to dilute any pooled solution. Pets should be indoors during service. Sensitive plants (rhododendrons, edibles) under the work area get extra rinsing.

    How often does soft washing need to be repeated?

    Most properties in the region hold a clean for 2–3 years. North-facing siding and properties under heavy canopy regrow faster.

    How long after cleaning before it rains?

    Ideally 6–8 hours of dry weather after application so the solution can dwell and start working. Crews check forecasts before scheduling — if rain is imminent, the visit reschedules rather than risk a half-done job.

    Can I do this myself with a garden hose and bleach?

    Technically yes, but the dilution ratios, surface dwell times, and rinse protocols separate effective treatment from streaks and damage. Wrong ratio under-treats or burns vegetation; wrong dwell time leaves residue. Professional equipment also gives even spray patterns DIY hand-pumps can’t match.

    What surfaces should be avoided?

    Bare metal that’s actively rusting (chemistry can accelerate corrosion), exposed wood with active rot, and anything with failing caulk seals. Crews assess the substrate during walkthrough and flag surfaces that need pre-repair before treatment.

    Do you carry insurance and WCB coverage?

    Yes, both — certificate details available on request. Soft washing chemistry is mild but can stain or damage adjacent surfaces if misapplied, so coverage isn’t optional. Any pro contractor should produce certificates the same day you ask.

    Does soft washing remove rust stains?

    Yes, but rust stains need more than a standard soft wash. Rust from iron-rich water and metal runoff requires specialty chemistry that targets the iron deposits directly. We combine that treatment with our standard soft-wash process, so the staining lifts without grinding or scrubbing the surface.

    How is soft washing priced?

    Soft washing is priced by the square footage of the exterior or by service area, not a flat rate. Roof pitch and job complexity adjust the figure up or down. The final price is quoted at the on-site walkthrough once we have measured the surfaces.
